Breaking Into CRE: What You Should Be Doing Now

One of the questions we get most from students and recent graduates is: “What should I be focusing on right now if I want to break into commercial real estate?”

There isn’t one magic answer, but there are a few things we consistently see make a difference.

First, build your technical foundation. Excel is a given, but if you’re targeting acquisitions, asset management, or development roles, start learning financial modeling and, if possible, ARGUS. AI is also becoming part of many professionals’ daily workflow, so getting comfortable using it productively is only going to become more valuable.

Second, network with intention. Don’t only reach out when you’re looking for an internship or job. Connect with alumni, attend industry events, ask thoughtful questions, and stay in touch. Many opportunities come from relationships that were built months or even years earlier.

Third, be genuinely curious about the industry. Read market reports, follow major transactions, understand what’s happening across different asset classes, and know who the major players are. Candidates who can have an informed conversation about the market almost always leave a stronger impression.

Finally, don’t underestimate professionalism. Respond promptly to emails, keep your resume and LinkedIn current, proofread everything you send, and be prepared for every conversation. These seem like small details, but hiring managers notice them, especially for entry-level roles where technical experience may be similar across candidates.

Breaking into CRE isn’t about doing one thing exceptionally well. It’s about consistently developing your skills, staying engaged with the industry, and building a reputation as someone people want to work with.
